Fire Watch Requirements: What Property Managers Need to Know

February 20, 20246 min read

When fire watch is required, what it involves, and how to stay compliant with local fire codes.

When fire watch is required

Fire watch is typically required when a building’s fire protection system—fire alarms, sprinklers, or suppression systems—is temporarily out of service for maintenance, testing, or repair. Local fire codes mandate fire watch to maintain safety during the impairment.

Fire watch may also be required for certain construction activities involving hot work, and for large events where additional fire safety measures are needed.

What fire watch involves

A dedicated fire watch officer patrols the affected area on a continuous basis, looking for signs of fire or smoke. The officer documents each patrol and the conditions observed, and is prepared to respond immediately and contact the fire department if needed.

Coverage is often required 24/7 until the fire protection system is restored. The frequency of patrols and the number of officers depends on the size of the building and the area affected.

Documentation for compliance

Our officers maintain detailed patrol logs that satisfy fire department requirements. We provide these logs to you and the fire department as needed. If you have specific documentation requirements from your local fire marshal, let us know and we will accommodate them.
